In 2005 the requirements for government guaranteed loans on manufactured housing changed to include a permanent foundation.  It is required that foundations be certified by a licensed professional engineer to be in compliance with HUD-7584 (Permanent Foundation Guide for Manufactured Housing).  This applies to FHA and VA loans.   As a result, many private lenders offering conventional loans have added this as a requirement for their loans.   Homes set up prior to 2005 are not "grandfathered".  All manufactured homes are now required to be have this certificate.     Carolina HomeInspect works in association with Hayman RES* a licensed professional engineer to provide these certificates.  The process takes 3-5 days (typically 3 days), and the certificate is emailed directly to the lender.   The need for these certificates is often overlooked, so we also offer an expedited 24 hour service for an additional fee.   We serve a wide region  through our network of inspectors and can easily service both urban and rural areas in the Carolinas.     In addition we can provide information for engineered foundation solutions designed to meet FHA and VA loan requirements.   These can be installed while the home is occupied,  typically in one day and without moving the home.   Many buyers and lenders look for solutions to  deficiencies found in the foundation.  We reccomend this optional service.   We do not require any specific solutions or companies, only that the solution bring the foundation into HUD compliance.     Our goal is to provide a comprehensive solution to the requirements of certifying manufactured home foundations.   We strive to do this with prompt, courteous, and dependable service.  Feel free to call with any questions.  We will be glad to help.
